Green Cube is a landmark new-build Studiohouse development in Vienna, Austria, consisting of 319 fully furnished serviced studios
with ensuite bathrooms (many with balconies), 36 underground parking spaces, and ~300 sqm of commons areas on the ground floor with access to an inner courtyard. The property is expected Go-Live between Q2 2026
About the Role
We are seeking a highly skilled and forward-thinking Hotel Manager to lead the opening and operations of the Green Cube Vienna property. This role blends traditional hotel leadership with Habyt’s innovative flexible-living model, serving both short-stay and long-stay residents.
You will own the operational success of the property, drive financial performance, build and manage the team, and ensure an exceptional resident and guest experience. This role is pivotal to bringing Green Cube to life and positioning it as Vienna’s leading sustainable flexible-living property.
The Hotel Manager will be responsible for the full pre-opening setup, operational planning, launch, and ongoing management of this flagship property.
Key Responsibilities
1. Pre-Opening & Project Readiness
- Lead all pre-opening activities, including FFE planning and coordination with design, construction, and procurement teams.
- Develop SOPs for the property aligned with Habyt Flex standards.
- Support recruitment and onboarding of all property staff.
- Establish processes for handover acceptance from the landlord, including snagging, compliance, and safety checks.
2. Strategic & Commercial Leadership
- Develop operational and commercial strategies that drive occupancy, ADR, profitability, and resident retention.
- Analyze Vienna’s hospitality and serviced-apartment market to identify opportunities and guide pricing and segmentation strategies.
- Contribute to business plans and forecast reporting required under the Masterlease structure.
- Align operational goals with overall Habyt performance.
3. Operational Excellence
- Ensure the smooth daily operation of all areas: Guest Experience (front office), housekeeping, community spaces, maintenance, and long-stay services.
- Implement and monitor quality control systems to maintain building standards across 319 units.
- Overseen the upkeep of all sustainability features, including façade greening, roof systems, and photovoltaic assets.
- Oversee preventative maintenance programs to minimize downtime and protect asset value.
- Support the implementation and operations of the Habyt Café concept, working closely with F&B partners and internal teams to secure quality, service consistency, and cost control.
4. Guest & Resident Experience
- Champion a welcoming, modern, and service-oriented environment for all residents and hotel guests.
- Build systems for rapid resolution of issues and feedback, tailored to both long-stay needs and short-stay hospitality expectations.
- Oversee community programming to activate the 300 sqm ground-floor space and strengthen tenant engagement.
5. Team Leadership & Culture
- Hire, train, and develop high-performing teams across operations, front desk, housekeeping, and maintenance.
- Promote a culture of continuous improvement, accountability, and collaboration.
- Ensure compliance with Austrian labor laws and Habyt HR standards.
6. Financial Management
- Manage operating budgets, control costs, and ensure the property meets financial KPIs under the Masterlease obligations.
- Track performance through regular analysis of P&L, occupancy, revenue mix, cost ratios, and payroll forecasting.
- Optimize OPEX while protecting quality and guest experience.
7. Sales, Revenue & Stakeholder Collaboration
- Collaborate closely with Revenue Management, Sales, and Marketing teams to support distribution strategies and targeted campaigns.
- Build partnerships with corporate clients and relocation agencies.
- Monitor booking channels, long-stay demand trends, and performance reports.
8. Compliance & Risk Management
- Ensure adherence to all Austrian regulations, safety protocols, fire protection laws, and Habyt operational standards.
- Conduct recurring audits and implement corrective actions.
- Maintain complete documentation for inspections, licensing, and regulatory compliance.
Qualifications
Must-have:
- Proven experience as a Hotel Manager, Resident or Building Manager, Operations Manager, or similar in hotels, serviced apartments, or flexible living.
- Strong knowledge of operational standards, hospitality laws, and facility management.
- Experience with large-scale properties (200+ units preferred).
- Excellent leadership and people management skills.
- Financial literacy and demonstrated ability to manage P&L responsibility.
- Fluency in English; German strongly preferred.
Nice-to-have:
- Experience in openings or pre-opening environments.
- Background in long-stay, co-living, or hybrid hospitality concepts.
- Knowledge of sustainability-oriented building operations.
- Familiarity with MEWS or similar PMS platforms.
