As the Operations Team Lead at Habyt, you will oversee multiple hospitality properties across our flex portfolio, bringing seasoned experience in managing hotels and serviced apartments with varying operational needs. You will lead end-to-end operations with deep expertise in facilities management, guest experience and housekeeping. This is a hands-on role where you lead by example by walking the floor, inspecting rooms, engaging with guests, coaching teams and handling escalations confidently. We are looking for a calm, solutions-oriented operator with strong communication and stakeholder management skills to ensure operational excellence and exceptional guest experiences across all properties under your care.
Your responsibilities will include:
Multi-Property Operations Leadership
- Oversee day-to-day operations across assigned properties (hotels and serviced apartments)
- Ensure consistent implementation of SOPs, service standards, and brand guidelines across all locations
- Conduct regular site inspections to ensure operational readiness and service quality.
- Monitor daily occupancy, guest movement, and property performance to anticipate operational needs.
Facilities & Maintenance Management
- Oversee preventive and corrective maintenance schedules for all properties.
- Manage contractors, technicians, and FM vendors to ensure timely resolution of issues.
- Ensure compliance with safety, fire, and building regulations, including scheduled inspections and certifications
- Track and manage maintenance budgets and asset life cycles.
- Implement energy-saving, sustainability, and cost-efficiency initiatives.
Housekeeping & Cleanliness Standards
- Lead and manage housekeeping teams (in-house and/or outsourced) to maintain high cleanliness and hygiene standards.
- Establish quality audit processes for room turnovers, public areas, and long-stay units.
- Monitor inventory levels of linens, amenities, and cleaning supplies and optimise procurement and stock rotation.
- Ensure timely turnovers and readiness of rooms according to occupancy and reservation needs.
Guest Experience & Service Excellence
- Ensure a seamless and memorable guest journey from check-in to departure.
- Address and resolve escalated guest issues, complaints, or service recovery cases.
- Analyse guest feedback (surveys, reviews, ratings) to identify areas for improvement.
- Work closely with the Guest Experience teams to enhance communication, service delivery, and guest satisfaction.
- Implement initiatives that drive community engagement (for long-stay or service apartments).
Team Management & Training
- Lead, coach, and develop operations, housekeeping, and facilities teams across properties.
- Conduct training on service standards, emergency responses, and operational best practices.
- Manage manpower schedules to ensure adequate coverage across all shifts.
- Build a strong culture of accountability, teamwork, and guest-first service.
Vendor & Stakeholder Management
- Manage vendor contracts for FM, housekeeping, pest control, waste management, laundry, etc.
- Evaluate vendor performance and ensure compliance with SLAs.
- Build strong working relationships with property owners, building management, vendors and internal departments to resolve issues promptly and ensure seamless operations.
Financial & Performance Reporting
- Monitor operational budgets, cost controls, and resource optimisation.
- Prepare monthly operation reports on maintenance issues, guest scores, housekeeping productivity, and overall property performance.
Support procurement decisions through cost-benefit analyses.
The skills, attitude, and experience we require are:
- Bachelor’s degree, diploma, or equivalent with 5+ years of experience in hotel operations, facilities management, property management, or hospitality.
- Proven experience in leading multi-functional teams, operational budgets, and P&L targets.
- Strong knowledge of MEP systems, HVAC, building safety protocols, and cleaning/housekeeping processes.
- Excellent vendor management and negotiation skills, with experience in service contracts and performance monitoring.
- Strong leadership, organisational, and problem-solving skills with a hands-on, detail-oriented approach.
- Effective in adapting to dynamic and multicultural environments, with the ability to lead change and improve processes.
- Excellent communication skills – verbal, written, and interpersonal.
- Experience in staff training and development, including arranging external courses to upskill operational teams.
- Proficient in Google Workspace, PMS, and other helpdesk/operations systems.
- Ability to oversee procurement cycles (PO, invoicing, stock inventory) and manage operational floats accurately.
